IRS Low-Income Housing Tax Credit Program

The Low Income Housing Tax Credit (LIHTC) program was created by the Tax Reform Act of 1986 as an alternate method of funding housing for low- and moderate-income households. By allowing a taxpayer (usually the partners of a partnership that owns the housing) to take a federal tax credit equal to a large percentage of the cost incurred for development of the low-income units in a rental housing project, interest in producing this type of housing is created.

In Juneau, Tlingit-Haida Regional Housing Authority's Glacier Village Subdivision and Ha'anee'hittee Subdivision were partially funded using the LIHTC program.

Summit Housing Group, Inc. (SHG) is proposing the development of a 36 unit affordable rental housing project serving families in Juneau, Alaska. This project will contain 16 two bedroom, 19 three bedroom rental units and 1 three bedroom manager's unit located on an approximately 3 acre site within the city limits of Juneau. SHG is requesting funding from the Alaska Housing Finance Corporation through the Low Income Housing Tax Credit and HOME Partnership Investment programs. All of the units in the proposed project will be restricted to occupancy by tenants whose income is at or below 50% of the area median income.
